The short answer
VA loan eligibility depends on your service history and duty status and is confirmed with a Certificate of Eligibility. Eligible borrowers still need to meet credit, income, and property requirements.

Service requirements
Veterans, active-duty service members, qualifying National Guard and Reserve members, and certain surviving spouses may be eligible. Minimum service periods vary by era and status; the VA publishes current requirements.
Certificate of Eligibility (COE)
The COE confirms eligibility to the lender. Jennifer can often request it for you electronically, or you can request it through VA.gov.
Entitlement and down payment
With full entitlement, eligible borrowers may be able to purchase without a down payment, subject to lender requirements. If entitlement is partially in use, a down payment may be needed depending on the loan amount and county limit.
The funding fee
Most borrowers pay a one-time funding fee that varies by loan type, down payment, and prior use. Many veterans receiving VA disability compensation are exempt. Check current fee tables at VA.gov.
