Fixed-Rate Mortgages

A steady interest rate and principal-and-interest payment, with a term that fits your budget.

The short answer

A fixed-rate mortgage keeps the same interest rate for the loan term. For a standard fully amortizing fixed-rate loan, the scheduled principal-and-interest payment stays the same, although taxes, insurance, and other housing costs may change.

Mortgage guidance with Jennifer Reich · NMLS 162239

Fixed-rate describes the payment structure, not the loan's backing. Conventional, FHA, and VA options may offer fixed-rate financing, subject to program availability.

A shorter term typically pays down principal faster but requires a larger monthly principal-and-interest payment. Compare affordability and total interest rather than choosing a term based on the rate alone.

What stays fixed—and what can change?

The loan's interest rate stays fixed. Escrow amounts can change as property taxes or homeowners insurance change. Mortgage insurance, HOA dues, and other expenses can also affect your total housing payment.

Fixed-Rate Mortgages: common questions

Will my total payment always stay the same?

Not necessarily. Principal and interest remain stable on a standard fixed-rate loan, but taxes, insurance, mortgage insurance, and other charges may change.

Is fixed-rate financing only conventional?

No. Fixed-rate is a rate structure that can apply to different mortgage programs. Compare the program's eligibility and insurance requirements separately from its rate structure.
