The short answer
If you're moving to Washington City, get preapproved before you visit, decide early whether the home will be your primary residence, and confirm HOA and local rental rules for any property you're considering.

Primary, second home, or investment?
Your intended use determines the loan type and requirements. If you're moving full-time, the home is typically your primary residence. If you'll split time, a second-home loan may apply. If it will be rented, investment-property financing is usually the accurate choice.
HOAs and rental rules
Many Washington City communities have HOAs with dues and, sometimes, rental restrictions. City rules also govern short-term rentals. Verify for each address.
